How to Sell Energy Efficiency Solutions to Commercial Buyers

Estimated reading time: 10 minutes

To sell energy efficiency solutions, find a building where your specific intervention fits, identify who can approve it, and establish how the buyer will evaluate savings. A large energy bill makes an account worth investigating. It does not tell you which equipment needs work, who controls it, or whether a project can proceed.

Start with the purchase you want the customer to make:

Your offerFirst qualification questionUseful first sales step
Building analytics or fault detectionCan the customer provide suitable building-management-system data and act on the findings?Review one site's data availability and maintenance workflow.
Audit or retrofit designIs there a named site, an operational problem and a route to implementation?Scope the assessment with the person responsible for the equipment.
Equipment or controls retrofitWho controls replacement, downtime and the capital budget?Compare the proposed intervention with the existing renewal plan.
Energy performance contractCan the parties agree the baseline, savings verification, financing and risk allocation?Establish the commercial and measurement requirements before proposing a guarantee.

For a first campaign:

  1. Choose one offer, building type and delivery territory.
  2. Qualify sites and their owners before researching individual contacts.
  3. Find the operating team and the person who approves spending.
  4. Write around one verified change and one useful next step.
  5. Track which conversations progress to a data review, site assessment or funded project.

The market: substantial investment, selective projects

The IEA estimated that global energy efficiency-related investment would approach $800 billion in 2025, while noting higher costs and persistent skills shortages. That covers a much wider market than commercial building projects. In the EU, the revised Energy Performance of Buildings Directive introduces non-residential performance standards through national thresholds. Sellers therefore need both a credible financial case and local knowledge: a building's country, operating constraints and ownership structure determine which intervention deserves attention. The practical opportunity is a portfolio of deliverable projects, with a reason to act and someone able to approve the work. IEA, Energy Efficiency 2025, European Commission, buildings directive.

Size your market in buildings and buying accounts

A global investment figure is useful context. Your total addressable market needs a narrower definition: the potential annual revenue from buyers whose buildings your offer can serve.

Build a territory model from asset registers, owner portfolio pages, building disclosures, company reports and your CRM. Record the building address, property use, ownership group, operator, scale, relevant systems and evidence date. Keep unknowns visible.

Then apply three filters:

  • Technical fit: The building contains the systems you improve, at a scale your delivery model supports.
  • Commercial fit: Your likely contract value, travel costs, support needs and procurement requirements make the account worth serving.
  • Buying access: You can identify a responsible organization and a plausible route to the decision.

Estimate project revenue for qualified sites using your own comparable scopes. For recurring software, use eligible sites and realistic annual contract values. Keep software subscriptions, audit fees and retrofit capital spending separate. Deduplicate owners before counting buying accounts, and distinguish the addressable estate from this year's plausible projects. Record assumed purchase timing as an assumption rather than quietly treating every site as an annual sale.

Check the local reason to act

Use these checks to improve the account question. Leave project-specific legal and tax conclusions to the customer's advisers.

Qualify the building, the savings and the decision

Ask who owns the equipment, who operates it and who receives the financial benefit. These may be different organizations. UK government research separately examines operating and capital responsibilities in rented commercial buildings; do not infer them from the tenant's name on the door. DESNZ, costs and responsibilities in rented non-domestic buildings.

Your discovery needs to establish:

  • Permission: Ownership, lease constraints, landlord consent and access to the relevant plant.
  • Operational fit: Equipment condition, schedules, occupancy, comfort requirements, production constraints and acceptable disruption.
  • Evidence: Available utility bills, interval data, controls trends and a defensible baseline.
  • Economics: Installed cost, recurring costs, maintenance effects, financing and the customer's investment criteria.
  • Implementation: Technical reviewers, incumbent contractors, tender requirements and the next decision date.

For analytics, ask who receives a fault alert and who can authorize corrective work. A demonstration that identifies faults has limited commercial value if nobody has responsibility or budget to resolve them.

For a retrofit, agree how savings will be calculated. EVO's International Performance Measurement and Verification Protocol explains that savings require a comparison of consumption before and after the intervention, with suitable adjustments for changed conditions. A lower bill alone does not isolate your project's effect. EVO, IPMVP framework.

US Department of Energy guidance for federal energy savings performance contracts puts the baseline, measurement plan and post-installation verification into the contract process. That is a useful diligence reference, rather than a universal private-sector procurement rule. DOE, M&V activities.

Disqualify or defer accounts when the site falls outside your service area, the relevant systems are absent, necessary data remain unavailable, or the customer cannot establish control over the proposed work. Keep the reason in the CRM.

Map the people who can move the project

StakeholderWhat you need to learnUseful material to offer
Facilities or engineering leadEquipment constraints, maintenance priorities and access.A system-specific assessment outline.
Property or asset managerOwnership plans, leases, tenant effects and portfolio priorities.A site-selection comparison.
Finance or investment committeeReturn criteria, financing, risk and approval timing.Assumptions and a sensitivity analysis.
Procurement, legal and ITTender route, contract terms, data access and software security requirements.A clear scope, data requirements and responsibility map.
Energy or sustainability leadEnergy objectives, reporting requirements and internal coordination.A measurement approach tied to the proposed intervention.

Use company leadership pages, project announcements, job descriptions and professional profiles to establish remit. Then confirm responsibility in conversation. A public title does not prove purchasing authority.

Write from evidence the buyer can recognize

Consider an illustrative office portfolio owner. Its portfolio update describes a controls replacement at one building. Your CRM records an earlier conversation with its engineering team. You sell analytics that could use the upgraded controls data.

The observed fact is the controls project. The potential fit is data availability. The unknown is whether the owner wants analytics, already has a provider, or has a maintenance team able to act. Research those points before treating the account as qualified.

An unsent cold-email example:

Subject: Analytics after the controls upgrade

Your portfolio update describes the controls replacement at the office building. We provide analytics for building-management-system data, with findings organized for the maintenance team.

Is reviewing the available trend data part of the next phase? I can send the inputs we would need to assess one site.

An unsent CRM revival example:

When we last spoke, the controls upgrade needed to finish before your team could review analytics. Your recent update says that work is complete.

Has the data review become a priority, or does the maintenance team have other work ahead of it? I can resend the one-site assessment outline if useful.

Both messages depend on the illustrative facts being true. Neither claims the buyer has a problem your research has not established. The second also uses relationship history that would make a cold introduction unnecessary.

For new accounts, test a small, clearly defined segment before widening the campaign. For CRM revival, group stalled deals by the original blocker: funding, data, equipment renewal, lease uncertainty or internal ownership. Reopen a conversation when that blocker changes. Coordinate with the account owner first. Exclude active opportunities and contacts who have opted out.

Find connections that give you useful access

Controls integrators, mechanical contractors, property managers and energy advisers can help establish the operating context. Evaluate potential partners on four questions: Do they serve your target estate? Can they introduce the responsible team? Is there a current project? Does your offer complement their work?

Prioritize a connection that answers all four over a large contact list with no account access. Agree who owns the relationship and what information may be shared. Ask a satisfied customer for a specific introduction to the colleague responsible for another suitable site. An expansion conversation needs fresh site qualification, even inside the same group.

Make conference outreach part of the account plan

EMEX covers energy management and smart buildings in the UK. AEE World brings together energy professionals in the US. Canada's Building Lasting Change has business and technical tracks relevant to property and retrofit decisions. Evaluate each edition's audience and program before committing budget.

Before an event, separate buyers, advisers, potential partners and competitors. Verify attendance separately from a speaker, sponsor or exhibitor listing. Ask a qualified prospect whether they will attend and offer a short discussion about a named site or assessment requirement.

After the event, follow up with the issue discussed, the material promised and the agreed next step. If the contact can introduce engineering but cannot approve spending, track the introduction. For longer projects, connect the follow-up to the asset-planning calendar. Emitree's conference outreach service supports the research and messages around that process.

Measure movement toward a viable project

Set definitions before launch and keep contact metrics separate from account metrics. For email, use unique contacts receiving a delivered message as the reply-rate denominator. For LinkedIn, use unique contacts sent a message, and track connection invitations separately. Keep the channel and reporting window attached to each rate:

MeasureDefinitionWhat it helps you decide
Reply rateUnique prospects who reply ÷ unique prospects successfully reached, within the same channel and cohort.Whether targeting and messaging start conversations.
Positive reply rateUnique prospects expressing relevant interest ÷ unique prospects successfully reached.Whether replies contain commercial relevance.
Assessment progressionUnique accounts reaching a data review or agreed site assessment ÷ qualified accounts contacted.Whether the offer earns a technical next step.
Meetings heldCompleted meetings, separate from bookings and cancellations.Whether interest survives scheduling.
Qualified opportunitiesAccounts meeting your agreed project criteria, with an owner and next step.Whether campaigns create work the sales team can advance.
Pipeline and winsOpportunity value, signed revenue and acquisition cost, recorded separately.Which campaigns deserve continued investment.

Segment results by offer, building type, region, stakeholder, channel and campaign. Give each building a site identifier and each buying organization an account identifier. Several contacts discussing one retrofit must not become several opportunities.

Review objections and deferred projects alongside wins. If finance stops projects that engineering likes, improve the commercial case. If data access blocks analytics, tighten qualification. Keep the first campaign source and later event or referral touches visible. Allow cohorts to mature through your actual sales cycle. The campaign analytics guide explains the broader measurement approach.

Put the research capacity beside your sales team

Emitree's energy-efficiency research and outreach service works like a go-to-market team with the technical know-how to organize research, qualification, messaging and campaigns around your offering. We combine the CRM history you share with relevant public sources, check contacts and run email and LinkedIn outreach in your voice. When a prospect replies, the sequence pauses and your sales team receives the conversation and research.

Our proposition is the work of four BDRs across those tasks for the price of one junior BDR. We scope pricing around your markets, offering and workload. Your team retains technical assessment, commercial conversations and closing.

Emitree reports 3–7% cold email reply rates and 14–22% LinkedIn reply rates across clients' sustainability campaigns. If your campaigns currently return 0.45% on email and 3% on LinkedIn, measured on the same basis, those ranges are roughly 7–16× and 5–7×, respectively. These are all replies, not sector-specific results or positive-reply rates. Compare rates using the same denominator.

Strong outreach starts with evidence of fit. For energy efficiency, that means checking the building systems, investment constraints, project timing and people responsible for the retrofit. That is the preparation an expert BDR would do with enough time to research each account. Emitree makes that preparation the default. Automating delivery does not replace this work.

Dependable intelligence means you can inspect the evidence, understand the account fit and see what still needs a buyer's answer. Performance reporting then shows which outreach approaches, segments and industries are worth pursuing.

Start with one building type and one technical offer. Define the evidence a rep needs before contacting an account. That gives your team a campaign it can learn from and a pipeline it can evaluate.
